Sales & Inventory Continue to Plunge

Sales of single-family, re-sale homes in Solano County tanked 38.9% year-over-year in May. There were 269 homes sold last month. The average since January 2009 is 402

Home inventory dropped for the sixth month in a row. It was down 48.9% from last year. As of the 5th of June, there were 382 homes for sale. The average since January 2007 is 1,144.

Days of inventory was flat at 43.

Days of Inventory reflects an estimate of the amount of time it would take to sell all of the current listings if no new listings became available. It is calculated by taking the number of homes for sale and dividing by the number of homes sold in a given time frame. We use last month’s sold number.

After setting new highs in April, Sale prices for single-family, re-sale homes fell slightly, but they were up  year-over-year.

The median price gained 6.5%, while the average price was up 4.4%.

The sales price to list price ratio was at 99.3%. The National Association of REALTORS® considers a ratio 95% to indicate a balanced market.

Last month it took an average of 45 days from coming onto the market to when they go under contract. The average since January 2009 is 65 days.

The median price for condos fell 3.5% year-over-year. The average price was down 15.3%.

Condo sales were down 52.8% compared to last May.

Condos are selling in 62 days, compared to the average of 61 days.

The sales price to list price ratio for condos was 100.1%.

Condo inventory was off 23.3% from last year. There are forty-six condos for sale.
